Upsizing in the Inner West: Why the Property Gap Matters More Than Interest Rates

If your place is starting to feel like it’s bursting at the seams, you’re not imagining it. Toys in every corner, someone always sharing a room, school holidays where there’s genuinely nowhere for everyone to spread out. I hear this from Inner West families constantly, and it’s usually followed by the same question: is now actually a good time to upsize, or should we just wait for the market to sort itself out?

I don’t think “the market” is really the question you need answered.

It’s Not About Timing, It’s About the Gap

Every family I work with who’s upsizing is really doing one trade: selling a smaller place and buying a bigger one. What decides whether that trade makes sense isn’t whether prices are “up” or “down” this month. It’s the gap between what your current place will realistically sell for, and what the home you actually need is going to cost you.

And that gap is almost always bigger than people expect. Not because anyone’s bad at maths, but because a genuine three or four-bedroom family home with two bathrooms is a lot scarcer than a two-bedroom place. Scarce things tend to hold their value even when the rest of the market softens. So when everything’s rising, the family-sized end of the market often rises faster in dollar terms than the smaller end does. The gap widens. That’s why upsizing in a hot market often feels so challenging.

A flatter, quieter market like the one we’re sitting in right now can do the opposite. It’s not that family homes get “cheap”, they rarely do around here, but the gap may stop working against you quite as much. For a lot of Inner West families, the current market conditions may create opportunities that weren’t available during a rapidly rising market.

The Real Cost That Never Shows Up on a Market Report

I had a client a while back whose sale fell through after she’d already committed to buying the bigger home. It was a genuinely stressful few weeks working out how to make it all line up. It’s exactly the kind of situation that pushes people towards bridging finance out of necessity, not choice, which is why I always tell people to sort their numbers and finance options before they’re already committed, not scrambling to work it out once they’ve found “the one”.

But here’s what I’d also gently put to any family sitting on the fence: what is waiting actually costing you?

Another year of the kids sharing a room. Another school holiday period feeling like the walls are closing in. Another year of compromising on the way your family lives day to day.

That’s a real cost too. It just doesn’t show up in any market report, and it’s worth weighing against whatever you think you might save by holding off.

Three Things to Check Before You Decide

Before you decide anything, get real numbers instead of guesses:

  1. Get your current home properly appraised, not guessed at, so you know what it’s realistically worth today.
  2. Price out the home you actually want, three or four bedrooms, two bathrooms, not a compromise, so you know what you’d really need to spend.
  3. Compare the two figures in dollars, not percentages. A small percentage move on a pricier home can be a much bigger real-world cost.

That number is what tells you whether now works for your family. Not a headline about the market being up or down.

The best time to upsize was never really about the market hitting some magic number. It’s about the gap being small enough to jump, and for some Inner West families, today’s market conditions may make that move more achievable than they expect.
